How to manage a property efficiently in Côte d’Ivoire
Just bought an apartment in Cocody or a building in Yopougon? Here is the complete guide to manage it securely and profitably.
1. Draft an OHADA-compliant lease
Include: parties, precise property description, rent + charges, duration (usually 3 renewable years), security deposit (max 2 months in Côte d’Ivoire), inventory. A template is available in our property management section.
2. Set a consistent rent
Abidjan rent ranges from 5 000 FCFA/m² (Yopougon) to 20 000 FCFA/m² (Cocody Riviera). Plan a yearly review capped at 5%.
3. Screen tenants carefully
Always request: ID, 3 payslips (or bank statements for freelancers), employer letter. Rent should never exceed 33% of income.
4. Issue a monthly receipt
